BOWMAN, Placer County — Unincorporated Bowman does not have its own city council. Placer County’s Auburn/Bowman Community Plan and county zoning decisions help determine how land may be used, where services are needed and how roads and public facilities may be improved.
The county says the original community plan was approved in 1994 and updated in 1999. Official planning resources include maps for existing and prospective transportation routes, water and sewer service, environmental constraints, fire protection and conceptual park sites. The county has also been developing more recent updates to accommodate modern housing and infrastructure priorities.
A community plan is a policy and planning reference, not a construction permit. A proposed road, park or housing location on an older map should not be reported as funded or built, and zoning details may have changed since the plan was first adopted.
What residents should do
Residents considering a home purchase or business project should confirm the current parcel zoning, service boundaries and any pending development application through Placer County Planning Services. The county’s resource center is in Auburn at 3091 County Center Drive.
